Packed with surprises, Good and Bad
An lovely surprise was the continental breakfast! The owners were friendly and helpful .
Dealing with the limited parking made it tricky, especially on busy days. Noise from traffic was also a bit bothersome at times.

The most important - exceptionally nice location opposite the beach. Also - next to Seaford, Newhaven and Brighton, shops and restaurants and Devonshire Park. Sensational breakfast, pleasantly decorated twin room.

The room was to a high standard with a good view and it's own balcony very comfortable bed.
This is not an Hotel it is a private house with 8 no. Ensuite rooms and is a b & B. It has no bar or resturant no room service no reception nothing a Hotel should have and at £90.00 a night is way overpriced. Although the room was to a good standard with a nice view and the breakfast was sufficient other than it being served between 8.30 and 9.30 a very short slot to eat in, no chance of a lie in here. The Devonia is being sold as an Hotel and in no way shape or form can it be called that, it is a b & b and nothing else. I will not be staying here again.

The room with the balcony offered gorgeous sea views and a lovely seating area, perfect for sipping tea. Clean, uncluttered space equipped everything needed, including comfortable beds and a wardrobe.
Room cleaning was inconsistent. After the first night, our room wasn't cleaned until we raised concerns. The hotel had limited parking with only three spots available, and surrounding street parking offered no restrictions at the time of our visit. Minor issues like a lukewarm shower and less powerful flow dampened the experience slightly.

The room excellent but it was the top floor
It was advertised as an hotel but it is a b&b even though there is a large sign on the front reading " Devonia Hotel ",there invoice also stated Half Board and Dinner per person.

Carolyn was very efficient and friendly and made us feel very welcome when we arrived. Our room had everything we needed and the breakfast was cooked to order and very nice. The location was ideal for us, close enough to the town and opposite teh beach. A lovely break.

mixed feelings about my stay
The room was clean and spacious. I appreciated the tea and coffee tray, a thoughtful addition that enhanced my experience. Its proximity to the beach was fantastic. Room 3, overlooking the back street, was quieter than expected, offering a pleasant environment.
We encountered a minor issue with key arrangements upon arrival, though it was resolved quickly.
